Home Checkup:
Same as Home Inspection
Recommended if you already own your home.

Pre-listing Inspection:
Same as Home Inspection
Recommended before putting your home up for sale. This is used to find imperfections which can be corrected, increasing the value of your property. This usually speeds the sale of the home.
Pre-offer Inspection:
Same as Home Inspection
Recommended before making an offer on a home you wish to purchase. This helps you to determine if the property is what you want before making an offer.
Specialty - Inspections
Draw / Progress Inspections:
Visual Inspection of construction progress
(includes digital photos)

Recommended for financial institutions. This is used to monitor the progress of a construction project.
Insurance Inspections:
Visual Inspection of property to be insured.
(includes digital photos)

Recommended for insuring institutions. This is used to assess the condition of the property to be insured.
Property Walk:
No buildings inspected
(includes digital photos)

Recommended when buying undeveloped land/acreage. This is used to get an idea of the land you are considering.
Fire Safety Evaluation:
Visual evaluation, using Firewise standards as a guide in the urban wildland interface.


Recommended for all properties in forest-lands.
Pool / Spa Inspection:
Visual Inspection of components

Used to determine if components are functioning.
Septic Inspection:
Visual Inspection of septic area and drainfield
Recommended with any new home purchase with a private waste disposal system.
Well or Improved Spring Inspection:
Visual inspection of components
Gpm, and water screening for bacteria, hardness, lead, ph factor, nitrates/nitrites, chlorine, pesticides.

Environmental / Health - Inspections
Water Screening Test:
This is a screening test only for bacteria, hardness, lead, ph factor, nitrates/nitrites, chlorine, pesticides.
Recommended with any new home purchase with a private water system or anyone concerned about their water quality.
Mold Inspection includes:
Moisture Intrusion Evaluation and Visual Mold Inspection
Three samples taken (air, swab, etc.)
Additional samples extra


Recommended if you suspect a mold or moisture issue.
Radon Testing:
EPA protocol

Recommended by EPA and Surgeon General.
Asbestos Inspection:
Visual inspection for possibly asbestos containing materials.
Samples are collected and sent to lab for analysis.
Required by the state of Montana if you are renovating or demolishing a commercial or public building, or a residential building with four or more separate living units.
Recommended if you intend to purchase a commercial property.
Recommended if you intend to remodel, demolish, or purchase a residential property.
Structural Narcotics Sampling:
Samples are collected
Recommended if you have concerns about drug manufacturing or use at a property. Results are confidential.
Phase I Environmental Site Assessment:
According to ASTM standards.
Recommended if you have environmental concerns.
