Foreclosure Inspection
Mortgage lenders can be better informed about property issues by a professional home inspection. Thousands or more dollars may be lost by roof and plumbing leaks, unsecured entry points and other issues that may be avoided. It also allows for better budgeting when addressing repair issues.
Insurance Inspection
Insurance companies often require a Four-Point Inspection prior to insuring older properties. This inspection is a review of the Roof, Plumbing, Electrical and HVAC systems. This is not an in-depth complete home inspection but for insurance purposes and your information only.
Investor Property Inspection
Recommended at least every two years for those who own rental properties or second homes. Costly repairs maybe avoided when you are informed about maintenance and repair issues. It also aids in the budgeting for replacement items.
New Construction Inspection
A Home Inspection of a newly constructed home will ensure the builder has not overlooked any details. The majority of construction tasks (foundation, framing, plumbing, electrical, etc.) are usually subcontracted out to the lowest bidder, with speed, not quality being an important consideration for the builder. With many separate activities going on at the same time, it's nearly impossible for the builder / contractor to personally monitor all phases of the home construction. The inspection will determine if the home requires last minute repairs that should be completed before the close of escrow. You will be reassured knowing that potential problems were addressed before they create larger issues that could be expensive to repair if they were overlooked.
One Year Warranty Inspection
If you own a new home and your 1 year builders warranty is about to expire, you should consider having your home inspected by a professional residential home inspector. Quite often problems and deficiencies in a new home will begin showing up in the first year of the home’s life. Having an inspection done a few weeks to a month before your warranty expires will give you time to notify the builder of items that require repair. These repairs should all be made at the builder’s expense possibly saving you many times the cost of the inspection. If no problems are found you will have the peace of mind knowing your home is in great condition for years to come. Your inspection will be accompanied by a complete and thorough written report with descriptions and digital pictures of deficiencies found in your home. The report can serve as documentation of the work that is required which should be covered by the builder’s warranty. Your new home is a large investment in your future. Proper care and maintenance is of great importance and will increase the life span of your home and its systems. Having your home inspected will increase the enjoyment of living in your new home, knowing that all systems are in good working condition.
Pre-Listing Inspection
Are you preparing your home to place it on the market? Most informed buyers will probably have a third party inspection performed on your home prior to closing. An inspection will almost always reveal the need for some deficiencies to be corrected before the buyers move forward on the purchase of the house. This could place you, as the seller, in a position to do some quick, hasty repairs to meet time constraints of the sales contract, which could cost considerably more than if you had time to do the repairs in a leisurely manner. Getting your home inspected before you put it on the market will help eliminate these types of surprises and could save a lot of money on repair costs. A pre-listing inspection is also a great sales tool. Having a pre-sales inspection performed will insure the potential buyers that you are concerned about their interest in the transaction and will give them more confidence to complete the purchase. A pre-listing inspection gives you the ability to list your home with confidence. It can also relieve considerable stress for you and your family during the sales process and buyer’s inspection should they choose to have one performed. They may not order an inspection if you have already provided one for them. This could greatly streamline the process and create plenty of goodwill.
Pre-Purchase Inspection
Purchasing a new home is one of the largest investments most people will make in their lifetime. The process of buying a home is an exciting and fun time but is also very emotional and most of the time very stressful. This emphasizes the need for an unbiased, third party home inspection which can bring perspective and peace of mind to the process. A well trained, experienced home inspector can save potential home buyers literally thousands of dollars in repair cost for deficiencies in the home that were either not disclosed or not evident. Our inspectors at Peace of Mind Home Inspection are able to identify deficiencies which are present in the home, can recognize prior repairs which have been made and in many cases can see the potential for future problems that may exist. We encourage buyers to accompany us on the inspection and to ask questions as we move through the inspection process. This enables us to familiarize you with the house and educate you on the operations and maintenance issues of the various systems in the house. Our property inspection reports are thorough, clear and concise, with digital photos and a report summary, for quick reference and to aid in preparing a repair list for the sellers. Reports are always delivered the same day of the inspection, generally within a few hours of the inspection. Reports are emailed (available for download on our website) to the client and realtor in PDF format for easy delivery, printing and storage. Allow us to help reduce your risk as you make one of the largest purchases of your lifetime. We cannot guarantee to uncover every single deficiency, but with our experience and desire to complete the most thorough inspections possible, you can rest at ease knowing your new home has been thoroughly inspected. After the inspection, we remain available for any questions or follow up that may be required.
